We walk the site with you, not a brochure. You leave with a written feasibility memo: what's buildable, what it roughly costs, and whether we're the right contractor. If we're not, we say so and name someone who is.
2–16 WEEKS DEPENDING ON SCOPE
In-house architects and engineers — or full coordination with yours. Drawings are priced as they develop, so design never drifts away from budget. You approve every milestone set before we advance.
2–4 WEEKS — OPEN BOOK ON REQUEST
Line-item takeoff by our chief estimator's team, real subcontractor bids, itemized allowances. The number we give you is the number we sign. Within 3% of final cost on 91% of projects this decade.
RUNS IN PARALLEL — WE FILE, WE CHASE
We prepare, file, and walk through every permit: building, zoning, utility, stormwater, health department. Fifty-four years of relationships with the plan reviewers who read them.
THE SCHEDULE IS A CONTRACT
A dedicated superintendent on your site daily, a project manager on your phone weekly, and a Friday report with photo log, cost ledger, and three-week look-ahead. Changes priced and signed before work proceeds — every time.
MUNICIPAL + THIRD-PARTY + YOURS
We schedule municipal inspections, welcome third-party commissioning, and then walk the punch list with you — line by line, initialed by both sides. Nothing is "close enough."
HANDOVER + 2-YEAR WORKMANSHIP WARRANTY
You receive as-builts, warranties, O&M manuals, and lien waivers in one binder — plus an 11-month walkthrough before your first warranty year closes. Then we stay reachable. Forever, in practice.
